We are a RIBA chartered architecture practice based in London, specialising in high-end residential and heritage projects.

Founded in 2010, AR Architecture focuses on refurbishments of historic buildings in conservation areas, as well as the design of contemporary homes, luxury private residences, and multi-unit developments in London and beyond.


We provide a full architectural service across all RIBA work stages, from feasibility studies and concept design to statutory approvals and project management during construction.

BIM

We have been using Building Information Modelling (BIM) on most of our projects since 2013, and offer BIM-based design services as standard.


BIM means that architects and engineers collaborate on the same 3D parametric model, which contains all the information about the project. This enables a level of efficiency and design coordination that traditional 2D drawings cannot achieve.

Crucially, BIM provides a better understanding of how different elements of the project interact. With BIM software, we can walk through both the internal and external spaces, and clearly see the relationships between materials, plant, and structure.

 

Budgeting is more straightforward to manage and stay on track with. BIM allows us to identify potential issues before they arise, and to create precise specifications for every aspect of the project.

FAQ

Every project is of interest to us, but due to our size and operating costs, we are unfortunately unable to realistically undertake projects with a construction cost under £500,000. We believe in being open and honest with our clients from the outset, and we hope you understand our constraints.

Our fees vary depending on the size, complexity, and scope of the project. Typically, they range from 8-15% of the construction cost.

We provide our clients with certainty and peace of mind by fixing our ‘base fees’ as lump sums, broken down by project stages. These sums are based on the work required and the time needed for each phase, and are therefore tied to the agreed scope of services and project duration. Should either change for reasons beyond our control - such as planning delays or client-driven revisions - the fees may need to be reviewed accordingly.


Our services are offered at three different levels: Basic, Advanced, and Comprehensive. These options allow clients to choose a service package that optimally suits their needs and the scope of their project.

  • Basic: At this level, we provide a full architectural service, but without detailed fit-out drawings. The number of site visits during construction would be limited. This is the minimum level at which we believe we can deliver a quality project.​​

  • Advanced: This level includes the full architectural service, along with detailed fit-out drawings and specifications.

  • Comprehensive: Our most popular service level, this includes full architectural and interior design services - covering bespoke joinery design and the selection of finishes, fittings, and accessories. An unlimited number of meetings and site visits is included. Optionally, we can provide a physical model and photorealistic renderings of both exterior and interior spaces.

It’s important to understand that the British planning system functions less as an administrative procedure and more as a quasi-legal process: the property owner acts as the claimant, while the local authority represents the public interest. Both sides present arguments and refer to precedents, drawing not only on objective regulations but also on subjective notions such as appropriateness, harmony, and proportion. In projects involving heritage, this subjective element becomes particularly significant, and new requirements may arise as the process develops.

From this, two key points follow:

  • It may not be possible to predict with certainty the duration, resources, or overall cost of the approval process.

  • No architect or planning consultant can guarantee an outcome with absolute certainty — just as no lawyer or doctor can guarantee the result of their case.

That said, our team and consultants have extensive experience working with local authorities and a deep understanding of how to navigate the process to achieve the best possible outcome within these parameters.

Most of our work is based in London and the Home Counties, though we also undertake projects elsewhere in the UK and internationally. This includes Portugal, where we provide services to international clients through our local branch.

Due to the bespoke nature of each project, costs will vary from one to the next. We will guide you throughout the process, ensuring that you can make informed decisions while minimising risks.

For high-end residential projects, we typically advise that costs start at around £4,500 - £6,000 per square metre. However, this can increase significantly depending on factors such as the site, location, listing, design, specification, and what is included in the cost. Additionally, you will need to factor in allowances for fit-out (such as built-in furniture, curtains, blinds, and loose furniture), item costs (like pools, separate garages, and spas), as well as professional and statutory fees, and landscaping.

The timeline for each project depends largely on its specifics.

For most high-end residential projects, we typically deliver the full design up to the tender stage within 6-8 months. However, this may take longer for more complex projects, particularly those involving listed buildings. The tender process and appointment of a contractor generally takes around 2 months. The construction period usually spans 9-24 months.

At the start of each project, we produce a detailed programme, which we continually update throughout the process to ensure everything stays on track.

It may sound obvious, but choose an architect you trust and whose designs resonate with you. A local architect may have valuable local connections, but there are many other factors to consider when making your choice. You will work closely with your architect over an extended period, so it's essential that you share similar aspirations for the project and can connect on a personal level.


While it's valuable to review an architect’s past work, remember that each project reflects the desires of that particular client. What an architect can do for you should be based on your own needs and vision.


Take the time to visit the architect’s office and meet with them to discuss your requirements and aspirations. Listen carefully to how they plan to guide you through the process and ensure the successful delivery of your project from start to finish.
