Holland Villas Road House

Refurbishment and extension of a mid-Victorian villa on Holland Villas Road, part of the historic James Hall’s Villas in the Holland Park Conservation Area.


The project involves a full internal refurbishment, rebuilding of the heavily altered rear extensions, and a discreet single-storey basement with a swimming pool beneath part of the garden.


Developed through close pre-application dialogue with RBKC, the design balances heritage value, neighbouring amenity and environmental considerations, using a carefully calibrated transparent rear façade to visually connect the interior with the garden while controlling light spill to adjacent properties.
